Perseverance can be the name of the game when searching for the right location in a densely populated area such as the Bayside part of Queens, NY. Dr. Nira Dwivedi and John Masserano exhibited that virtue as they combed the streets and buildings within the area they targeted during the market research phase of this project. Finally finding an excellent space with parking in the heart of Bayside, an ideally laid out oral and maxillofacial surgery office began to come together.

The process began with Masserano assisting Dr. Dwivedi with the development of a business plan and obtaining project financing. Market research was under way in conjunction with this planning, and then a thorough search for sites began. Uncompromising on their requirements for the office location, Masserano and Dr. Dwivedi spent over a year before acquiring a lease space in a professional office building. Upon identifying the space, Masserano’s team very quickly completed the office design, specification of equipment and systems, and negotiation of the construction contract. Working with a permit expediter and locally licensed architect, a building permit was obtained quickly with construction beginning simultaneously. Great care was taken to control costs though the quality of construction and interior design was top notch.

As a result, Dr. Dwivedi’s Little Neck Bay Oral and Maxillofacial Surgery is starting off with the nicest facility in the area, yet the long term overhead and growth potential are optimized for the building of a very successful practice.

Hillsborough NJ – Hillsborough Pediatric Dentistry

If a scratch start pediatric dental facility can be optimally developed while the proprietor gets engaged, married and works full time without missing a beat, then Dr. Amy Planz’s project in Hillsborough, NJ is the proof. Having targeted Hillsborough as the area to start her new practice, Dr. Planz asked Masserano Real Estate and Consulting to help make her vision a reality. The first steps began with forming a preliminary budget, talking with lenders and studying the Hillsborough area in detail to determine the best area in which to seek a home for the practice. Visiting with one another and reviewing all the possible site options, considering both purchase and lease opportunities, an ideal target location was quickly found. Masserano then simultaneously worked on the negotiation of the practice loan, office lease, and development of the office design. Dr. Planz was able to secure a unique space with exterior windows (and referral sources) on three sides, and with a pre-planned area in which she will be able to expand the practice in the future via an option negotiated with her lease. As Masserano assisted with the selection and negotiation of the equipment, technology and other elements of the practice, its local interior designer transformed Dr. Planz’s concept with the use of 3D models and a virtual video of the future space. These models also helped with the branding implementation throughout the space, also formed between Dr. Planz and Masserano’s suggested dental marketing team. Most importantly, as Dr. Planz’s vision for her future manifested in Hillsborough, Masserano eliminated the need to stress about an arduous permitting and construction process or to stay on top of project coordination. Mahopac NY – Dr. Delaney Pediatric Dentistry and Raider General Dentistry

Dr. Delaney Acosta, pediatric dental specialist, and her husband Dr. Mark Raider, general dentist, wanted to offer a complete set of dental services to the families of Mahopac, NY. Their unique set-up allows Delaney and Mark to have separate practices with their own waiting rooms and treatment areas, as well as shared spaces that helped cut the development costs and continues to lower the operating costs of their individual practices.
Our work with Dr. Acosta and Dr. Raider began with formulating business plans, including the project budget and financial projections for each practice. We then negotiated the project financing as well as a unique office lease wherein the landlord, who is also a contractor, included the entire construction of the office at a savings to the practices. To accomplish that, the detailed design and specifications for the office had to be created early in the process. The Masserano team had to work very closely with the builder, who was not accustomed to constructing dental facilities, to ensure that the the office would be built to meet our high standards. As construction on the new practices began, we started work on the financial aspects of establishing the businesses. We worked with the clients’ attorney and CPA to help get the businesses structured and entities formed, and business owners’ insurances were also negotiated and implemented. We helped to select all the vendors involved on the project and to determine the equipment and each scope of work and set of specifications, negotiate their contracts and manage and coordinate their work. Finally, our financial team performed all project cost and budget tracking and directed the loan administration and closing processes to make certain that as much working capital as possible was retained for operations. On the design end, our local interior designer created a look and feel for each practice that was appropriate to their specialty, as well as for the area and the project budget. While we handled all of the facility related areas of their project, Dr. Acosta and Dr. Raider were able to arrange their practice marketing, establish themselves with patient insurance carriers and along with some coordination with MREC, hire their initial staff members. A little over eight months after they hired us to help establish their new practices, Dr. Delaney Pediatric Dentistry and Raider General Dentistry are set for a strong launch of their practices!

Wesley Chapel NC – Braces Plus

Dr. Richard Graham, orthodontist from White Plains, NY, wanted to relocate his family and to develop an orthodontic and pediatric dental office in one of Charlotte, NC’s fastest growing and most kid-centered suburban communities. Having already identified an ideal, high-profile retail shopping center location, and in the midst of talks with the landlord, Dr. Graham brought Masserano on board to help complete the lease negotiations and to drive the office’s development under a tight time-line. During the negotiation of the lease, our team designed a very creative but efficient space plan to accommodate an orthodontic consult/records room, a four-chair ortho/hygiene bay, and two private ortho/quiet rooms, allowing the office to fully function for both orthodontics and pediatric dentistry. The 2,000 square foot space also accommodates waiting, reception, private office, on-deck, brush-up, x-ray, sterilization, lab, lounge, two restrooms, mechanical and gas closet.
By juggling several tasks simultaneously, our team made the most of the time period leading up to rent commencement, thereby allowing the practice to get a rolling start with very low overhead. We sealed the deal with the landlord, completed the interior architecture, procured the architectural and engineering documents assuring compliance with the local jurisdiction, and determined all pricing for equipment purchases and construction. All of the major areas of the project were worked out by the time the permits came through, and construction was able to begin immediately on the new office. On behalf of Dr. Graham, we negotiated fair price with a general contractor highly seasoned in building orthodontic and dental offices. The resulting construction process was expeditious, smooth and an enjoyable experience for everyone! By allowing us to coordinate and manage the project vendors, along with administering the loan and budget tracking, Dr. Graham and his team were able to focus on marketing and public relations, staffing and ramping up systems for a very aggressive new practice start with patients on the books in advance – all while Dr. Graham worked full-time seeing patients in conjunction with his transition from White Plains, NY, to Charlotte, NC. Dr. Damien Grant found himself faced with a difficult lease renewal negotiation for his primary office location in Douglasville, GA. When Dr. Anna Simonis discovered an untapped market for pediatric dentistry, she came to Masserano Real Estate and Consulting and asked us to help her bring healthy, bright smiles to the little children of New Canaan, CT. How could we refuse?

After solidly researching the New Canaan area to confirm the viability of opening there, we immediately began to determine possible sites and investigate financing for the project. We quickly found a site near the center of town that offered a great lease deal, abundant parking (unique in New Canaan) and that was also located adjacent to a thriving group pediatric medical practice. The space itself had an economic advantage because of the vision and work required to transform it into a pediatric dental office. Our rock-solid, NY Tri-State area team designed a plan that would take what was essentially a windowless storage and utility space, located partly below ground and without any exterior doors, and completely renovate it into Dr. Anna’s stunning new practice. Having just signed their new office lease, Dr. Ron Chang and Dr. Leandro Piccoli hired the services of Masserano to design and develop their new start-up pediatric dental office location in Clifton, NJ. We began with negotiating and securing a project loan, then assembled our local NY Tri-State area team to design a modern and family-friendly office space. We arranged the construction contract as well as the contracts for equipment, custom cabinetry, technology and furnishings. By delegating the details to us, Dr. Ron and Dr. Leo could direct their energies toward preparing for the practice operations, meeting with potential referral sources and getting patients on the books even before the doors were opened. P&C Pediatric Dentistry’s fun and contemporary office features a Mac computer network, solid surface counter tops with recycled glass features on their front desk and in the patient restroom, and custom painted pop-art and murals that reflect the cheerful personalities of the doctors and their staff.

Atlanta GA – Wright Orthodontics

Heralded as a top producer and premier practitioner at the large-scale practice where he worked in the Atlanta, GA area, Dr. Marc Wright hired Masserano Real Estate and Consulting to help him develop an office of his own to secure his future. We started by researching the entire central Georgia area to find a location that would meet all of Dr. Wright’s criteria. With the economy slowly recovering from the great recession, we were looking for an area that showed enough economic growth to support a new venture, as well as a location that would not infringe on his current practices. We presented Dr. Wright with several submarkets that fit his needs, and he chose an underserved location close in to the city of Atlanta. The area in the vicinity of the site, as well as the property and buildings themselves, were undergoing revitalization, and selecting this location required vision on the part of Dr. Wright and our design team. The actual site had no existing entry to the space or windows or building façade, and the entire property was in the midst of receiving new facades, landscaping, parking restructuring and re-tenanting. We carefully negotiated the lease to coincide with the shopping center redevelopment, including provisions to reduce and defer rent based on progress goals that had to be reached by the developer. The former condition of the space as well as its odd triangular shape also worked in Dr. Wright’s benefit, and he was able to sign a very favorable lease agreement. The newly designed interior architecture featured an open plan with a studio feel. New window penetrations were cut into the space to bring in natural light which illuminated the space through glass partitions that were used as one of the design highlights. The Masserano design team also created custom, abstract wall murals to add depth and interest to the space, creating an atmosphere that would not only be fun to work in, but also that would be memorable to the patients. As is typical with our scope of work developing new practices, we negotiated and coordinated each purchase of equipment and all systems and furnishings. Additionally, we administrated the loan and all payments, and handled all of the facility related tasks. Dr. Wright was able to not only continue working full time through out the development, but he was also able to prepare to commence operations at the pilot location of Wright Orthodontics.

Dr. Ace Jovanovski, prosthodontist, and Dr. Sarah Jovanovski, orthodontist, hired Masserano Real Estate and Consulting to manage the purchase of an office condo for the home of their start-up practices in Round Rock, TX. The doctors were still completing their residency programs in New Orleans, LA about eight hours away, and they needed assistance and representation to move their development forward. Our first task was to help the Jovanovskis formulate the business plan for each practice, including a project budget and financial projections. We then presented the project to several lenders that have a track record for being aggressive on terms and yet able to smoothly administer a complete product. Ultimately, the Jovanovskis were able to make an informed decision on a very competitive financing package tailored to suit the needs of their start-up practice. In tandem with that, Masserano established and directed a local financial team to assist the doctors with the ins and outs of purchasing real estate and establishing their new practice. The team included an attorney, who helped negotiate and implement a purchase and sale agreement for the property, as well as a CPA to advise regarding bank accounts, business structure and formation of the business entities. While we coordinated the lending of the condo purchase, we also helped to select vendors and negotiate costs for equipment and all other purchases involved in the development. This encompassed evaluating and forming a team of other service providers and helping with interior design. Finally, we performed all project cost tracking and accounting, directed the loan closing processes to insure that as much working capital as possible was retained for operations, and obtained a cost segregation analysis to help maximize accelerated depreciation on upcoming tax returns. Around nine months after Masserano took this assignment, Jovan Orthodontics and Jovan Prosthodontics successfully launched and the Jovanovskis need only to look forward to a bright future!
